Customers often ask us how they should proceed with purchasing their new log home. We have compiled a short list to
assist you in building the log home of your dreams. 1. Find a lender (if applicable) and apply for a land home purchase or a construction loan. A lender can pre-qualify you for your loan and set up a construction loan that can be rolled over into a conventional mortgage when your new home is complete. A lender will also be able to help you determine a budget for your new home. It is very important to determine a budget up front to minimize cost overruns and make sure you are on the right track to owning your new home. 2. Acquire your land, and have it perked. Call your local county health department for more details. 3. Choose a plan. It is important that you choose a plan that you feel comfortable with and that is tailored to suite your individual needs. 4. Work with your sales person to make sure you are receiving exactly what you need from the log home company and that you are staying within your budget. 5. Make a down payment on your new home in order to lock in prices, and acquire your blueprints. a. Pull permits to build. b. Start getting estimates from the sub-contractors that you plan to use. c. Compile a list of your estimates and forward it to your lender. Your lender will need the estimates to start the appraisal of your new home. 6. Set a delivery date for your home based on the estimated completion of your foundation. (Note: A payment of 40% of the contract is due 45 days prior to delivery.) Make sure your subcontractor has the foundation completed on schedule. It is important from this point on to stay in contact with us in order to hit your delivery window. 7. Have all of your sub-contractors lined up, your foundation in, and make your final payment on your new log home upon delivery. Receive delivery and start building the home of your dreams. (Note: If Battle Creek Log Homes is doing the construction of your new home, the labor payments are scheduled in three equal installments.) |
